One of the most popular websites in real estate is undoubtedly Zillow. But did you know that their home value “Zestimates” are often WAY off?

I just sold this Methuen home for $18,400 more than the "Zestimate" with a handful of offers day 2 on market. Again showing that strong marketing brings in top dollar.
This adorable little ranch that I have under agreement in the Merrimack valley is under contract $14,943 over the "Zestimate" in just 3 days.
Most disturbing though is this home that I just sold in Andover for $1,175,000 - the "zestimate was over $300,000 off. The high end in my opinion is the most frequently incorrect as valuing a property in this price tier relies even more heavily on neighbhorood knowledge.
The CEO of Zillow just sold his own home in Seattle for 40% LESS than the Zestimate!
Per Inman News, “On February 29th, Spencer Rascoff sold a Seattle home for $1.05 million, 40 percent less than the Zestimate of $1.75 million shown on its property page a day later.” Zillow actually has a disclaimer on their website where you can see exactly how INACCURATE they are. They just make it hard to find.
